Strata and Body Corporate Pest Control
Serial Pest Control provides professional strata pest control across Hills District and Western Sydney, working with strata managers, owners corporations, building managers and property managers to develop tailored pest management programs for apartments, units and townhouse complexes.
Our regular service plans for shared areas cover the common strata pests including cockroaches, rodents, ants and spiders and we can put in place termite management plans for the property as required. We also provide discounted treatments for individual owner properties as requested.
Strata Pest Control Services
Every strata property is different. The type of pest management program required and frequency of servicing depends on the building, its construction, the surrounding environment, pest activity and how the common areas are used.
We work with the strata manager or building manager to establish an appropriate schedule.
The first step is to carry out a site visit to review your requirements and carry out a site inspection. This allows us to determine the size of the property and nature of the common areas, the number of buildings present, any construction issues, level of pest activity, potential entry points and conditions that may contribute to pest problems. This will allow us to develop a tailored pest management program and proposal for your consideration.
All our treatments are designed to be safe for use in common areas with minimal environmental impact. We comply with all regulations and provide the necessary notifications prior to treatment.
Whilst our general pest control treatment is the base of all our strata programs, sometimes specialist pest control treatments are required.
Our general pest control treatment for strata properties focuses on the common, shared areas:
- Bin rooms and waste areas
- Garages and underground car parks
- Roof voids
- Storage areas
- Gardens and landscaped areas
- Building perimeters
- Foyers and hallways
- Shared laundries
- Service areas
- Subfloor areas
- External walls
- Entry points and potential pest harbourage areas
However, we always carry out an inspection during each visit, as common areas can provide pests with food, water, shelter and access to other parts of a building. Treating only the location where a pest has been seen may not address the underlying problem. Our approach is to identify where pests are entering, breeding or moving through the property and then develop a treatment and prevention strategy appropriate to the building.
Importantly, we will also make any necessary recommendations around hygiene management, as this can have a big impact on pest numbers.
Cockroaches can be particularly difficult to manage in apartment and townhouse complexes because they can move between areas of a building through service penetrations, wall cavities and other pathways.
Common areas such as bin rooms, kitchens, communal facilities and waste storage areas can also provide favourable conditions for cockroaches.
Although our standard service program includes cockroach control treatments to common areas, if there is a larger cockroach issue within the building, Serial Pest Control can inspect the property and develop a targeted cockroach management program based on the extent and location of the infestation. This is particularly important if the issue is due to German cockroaches which only live indoors and are particularly challenging to control.
Where multiple apartments are affected, coordinated treatment is necessary to address the wider problem rather than treating isolated units individually.
With lots of hiding places, and often easy access to the building, rats and mice can cause problems in apartment complexes, especially around garbage areas and carparks.
Our rodent control service begins with identifying signs of activity and potential entry points. We can then recommend an appropriate control program, which may include targeted baiting, monitoring and recommendations to reduce conditions that attract rodents. Rodent proofing activities may be required to eliminate potential entry points.
Safety is our number one consideration. There are also new rodenticide regulations, which provide stricter guidelines on rodenticide use and inspection intervals. These new regulations are designed to make rodent treatments safer a minimise potential impacts on native wildlife. Where rodent bait is required, Serial Pest Control uses lockable bait stations.
Termite management is a separate service to pest control treatments. Depending on the construction type of the property, a termite management may essential or not required at all. Generally speaking, it is essential for townhouse developments and not required for unit developments.
As a minimum requirement all houses (townhouses) should have a termite inspection annually. Depending on the termite protection measures already in place, a termite treatment may also be required to provide the long-term protection from termite attack.
Whereas a termite inspection can be carried out to common areas, it is essential that individual properties are also inspected, as that is where the damage is done.
It is up to the body corporate to decide whether the cost of the termite inspection is paid centrally or by individual owners.
Serial Pest Control provide professional termite inspections with comprehensive reports and recommendations to reduce the chances of suffering an expensive termite attack.
If termite activity is identified, we can also recommend an appropriate termite treatment and management strategy.

NSW Strata Pest Control and Pesticide Notification
Pest control in a multi-occupancy residential complex has additional notification requirements when pesticides are applied in common areas.
The NSW Environment Protection Authority states that residents must generally receive at least 5 working days’ notice before pesticides are applied in common areas of multiple-occupancy residential complexes. The requirements cover properties such as apartment buildings, flats, townhouses and villas.
The EPA also identifies common areas that can include foyers, hallways, stairwells, shared laundries, car parks, roof cavities, underfloor spaces, building exteriors, gardens, pathways and fences.
We can work with strata and property managers to help ensure pest treatment arrangements take these notification requirements into account.
For the most current requirements, strata managers should refer to the NSW EPA’s pesticide notification guidance.
Working With Strata Managers and Owners Corporations
We understand that arranging pest control for a strata property involves more than sending a technician to a building.
Strata managers and building managers need clear communication, reliable scheduling and appropriate documentation.
Serial Pest Control can work with the person responsible for the property to coordinate:
- Site inspections
- Common-area treatments
- Access arrangements
- Resident communication requirements
- Treatment scheduling
- Individual apartment treatments
- Follow-up visits
- Pest management recommendations
- Service documentation
Our aim is to make pest management as straightforward as possible for the people responsible for managing the property.

Strata Pest Control FAQ
There is no single treatment schedule that is appropriate for every strata property. The frequency should take into account the building, pest activity, surrounding environment, previous infestations and other risk factors.
Serial Pest Control can inspect the property and recommend an appropriate service program, which may involve annual, quarterly or more frequent treatments depending on the circumstances.
Yes. Where appropriate, we can provide pest control for individual units and apartments as part of a broader strata pest management program.
Coordinating multiple apartments with common-area treatment can be an efficient way to address pest problems affecting more than one part of a building.
NSW pesticide notification requirements apply to pesticide applications in common areas of multiple-occupancy residential complexes. The NSW EPA states that residents must generally receive at least five working days’ notice before the application.
The exact requirements depend on the treatment and circumstances, so strata and property managers should ensure the relevant NSW EPA requirements are followed.
Yes. As townhouse and villa complexes also required termite management, we can provide a comprehensive pest control and termite package to protect owners, residents and their properties.
All of our products are registered for use in residential properties and we always carry out a risk assessment before carrying out a treatment. We provide the required notification prior to treatments and ensure people and pets are kept out of treatment areas during application. Once any spray has dried, residents and pets can re-enter the treated area.
